Property affordability calculator

Estimate equity, debt and charges under SBA/FINMA rules. Home or rental, explicit assumptions. Not a credit approval.

You are reviewing a Swiss property purchase to live in or to let and want to separate equity, mortgage and theoretical charges. The tool follows SBA directives recognised by FINMA: at least 10% outside the second pillar, amortisation to two-thirds within 15 years, a 5% theoretical rate, and an 80% loan-to-value for living or 75% for letting. Maintenance and term stay editable. This is neither an official FINMA calculator nor a credit approval. Accepted value, recognised income, acquisition costs and final terms are confirmed with the lender. Owner-occupation and rental need separate analyses. A second-pillar withdrawal is relevant here only for a home; withdrawal tax and conditions still need checking. Reread the assumptions before using a figure. Cortex stores no amount and contacts no bank. After the test, prepare documents in the organised file if you archive the deal, without treating this as a loan offer.

How to test affordability

  1. Choose the use — Select owner-occupation or rental investment.
  2. Enter price and funds — Provide price, value, equity, pension funds and sustainable income.
  3. Read charges and gap — Compare theoretical charges and capacity, then confirm with the lender.

Frequently asked questions

Is this a credit approval?
No. It is a test of SBA/FINMA assumptions. Only the lender decides on value, recognised income and terms.
Can I fund equity with the second pillar?
The 10% minimum outside the second pillar still applies. A withdrawal is modelled here only for a primary home, under conditions to verify.
Why is the theoretical rate 5%?
That is the prudent assumption in the recognised directives. You may enter the offered rate for the budget; the affordability test still uses 5%.
